An application is being submitted to the Board of Appeals for the following reason(s):
We propose to add two additional dwelling units;one at the basement with three bedrooms and two bathrooms and another one at
the attic with one full bathroom and two bedrooms,All units will have proper light and ventilation as well as means of egress
compliance.The attic unit has two proposed dormers one of which increases the eAsting non-conformity ofthe structure as it
encroaches the side yard setback.The project proposes 6 parking spots.To accomplish this we seek special permit relief on side
yard setback,minimum lot area per unit relief and use group/district relief from R-1 to multifamily.
For this reason,I am requesting:

The Undersigned hereby petitions the Board of Appeals to vary the terms of the Salem Zoning Ordinance and allow the project to be
constructed as per the plans submitted,as the enforcement of said Zoning By-Laws would involve practical difficulty or unnecessary
hardship to the Undersigned and relief maybe granted without substantially derogating from the intent and purpose of the Zoning
Ordinance.

I am writing this letter in regards to our special permit request to add an additional two units to the property located at 70 Proctor St.in
Salem.
I strongly believe these improvements will be a great factor to the neighborhood and the city.The property will be renovated to all
modern apartments with a beautiful layout including new appliances,countertops,cabinetry and materials.The property will be
landscaped and add a clean fresh lookto the neighborhood.The city of Salemis growing and more people are moving to the area,I
believe we need more housing to fulfill the demand.

These improvements will not affect traffic flow nor safety as we will have proper parking for each unit as well as cater to a
nurse/staff/travelnurse at the Salem hospital as tenants which area quick walk down the street.
We will make sure that everything is done professionally,legally,permitting and that it would not affect any neighbors,drainage,etc.
There will be no impacts to the natural environment.We will not be removing any trees,but we will add beautiful landscaping,flowers,
etc.
These improvements will improve the neighborhood character.There are some homes on the street that are not properly cared for and are
not aesthetically eye catching.I believe that if every property owner did their part in taking care of their property whether it be
renovations or as simple as cleaning up the front yard and planting some flowers,everyone would benefit and it would add to the beauty
and charm of the city.
