This proposal would create a total of 5 townhome units and 8 parking spaces. The existing lot and building are nonconforming in lot area,frontage and front and side setbacks. We are seeking a special permit for the nonconforming lot per dwelling unit. The proposed rear addition will meet the setback requirements. Statement of Hardship(for Variances): Statement of Grounds(for Special Permits): The proposed dormer expansion and addition will add much needed housing close to downtown and transportation.Adequate parking is being provided on the site with required aisle widths for safe ingress and egress.Traffic currently enters and exits in the same location. There are existing utilities on site which will be upgraded and replaced after reviewing condition.All utilities required for electric,sprinkler, water,sewer exist in/on the street currently.The existing house has been modified significantly over the years and lacks any relation to the street character.The developer plans on providing classic detailing and ornamentation to improve the character of the home as it fronts Osborne Street and in relation to its abutters There will be minimal impact visually in regards to the main house.The ridge will be extended to accommodate modem ceiling height clearances and will remain within zoning constraints.The rear addition will be set behind the existing house and will be minimally visible from the front.The site is currently overgrown and 1/2 addition.View corridors for abutters should not be adversely affected.Additional tax base of a renovated,modern unit and four additional units added to the tax roll.The project will provide employmentfor approximately8-12 months for local residents.
